Strata councils ask

What property managers ask us first.

Still not sure what's wrong?

Tell us what it's doing and we'll book the right person.

Does our strata need an Electrical Planning Report?

If you are in Metro Vancouver or the Fraser Valley and have five or more strata lots, yes, by December 31, 2026. New stratas have five years from the deposit of the strata plan.

Can you do an EPR for a high-rise?

Yes. We prepare EPRs for both Part 9 and Part 3 buildings, and the consultation is free.

Will our building need an upgrade for EV chargers?

Not always. We assess your current capacity first. Sometimes a load management system lets you add chargers without a supply upgrade.

Do you pull the permits?

Yes. Our electrician is an Electrical Field Safety Representative, so we pull installation or operating permits and arrange inspections.

Are there rebates for EV chargers and lighting?

BC Hydro and CleanBC often offer rebates on energy-efficient products and installs. Check their websites for what is open now.

Which areas do you cover?

Commercial and strata buildings in Vancouver, Delta, Richmond, Surrey and the areas around them.

From tenant suite repairs to EV chargers.

We handle minor repairs in building systems and tenant suites, and bigger jobs like heat pump and EV charger installs. We keep up with new technology, so we can tell owners, property managers and strata councils what energy upgrades or load management a new system will need.

What we do

Electrical troubleshooting and repairs. Electrical panel upgrades. Upgrades to increase electrical supply. Electrical Planning Reports for strata corporations.

Permits handled

Our electrician is Red Seal certified and an Electrical Field Safety Representative (FSR). That means we pull the electrical installation or operating permits your job needs.

What affects the price

The size of the building, how much capacity your electrical supply has left, and whether the job needs a supply upgrade or a load management system. We look first, then quote.

EV charging for stratas, apartments and businesses.

An EV charging station can draw a lot of power from your building. Installed wrong, it can create safety hazards and damage the charger and the cars plugged into it.

Our electrician assesses your building's current capacity and tells you whether you need a supply upgrade or a load management system. Then we do the work and take care of the permits and inspections.

Rebates

BC Hydro and CleanBC often offer rebates on energy-efficient electrical products and installs. Check the BC Hydro and CleanBC websites to see what your strata or business qualifies for.

Electrical Planning Reports for Metro Vancouver stratas.

By December 31, 2026, strata corporations in Metro Vancouver and the Fraser Valley with five or more strata lots must have an Electrical Planning Report (EPR). New stratas get five years from the deposit of the strata plan.

The report shows your council and owners how much electrical capacity you have now and what you will need for EV chargers, heat pumps and more.

After 2030, all new space and water-heating equipment sold and installed in BC must be at least 100% efficient. Stratas will have to move to systems that run at least partly on electricity. If your strata has been approving in-suite heat pumps or EV chargers without a plan, you may hit the limit of your supply and face a costly upgrade.

An EPR helps you plan for new demand, and manage inside your current capacity so you can avoid upgrades where possible.

Part 9 and Part 3 buildings

The size of your building decides who can prepare your report. We prepare EPRs for both Part 9 and Part 3 buildings, and our Red Seal electrician can follow up with any work the report calls for. Consultations are free.
